- The building was designed to blend in with the beach, Papamoa Hills and the colours of the natural surrounding environment.
- A “SMART” building - designed with energy efficiency in mind. A heat pump (air conditioning unit) runs the Underfloor Heating and Light Sensors control the lighting. They automatically lower the lighting levels if there is sufficient ambient lighting.
- A full weather station regulates the opening and closing of windows, stopping rain entering the building and regulating temperature in conjunction with the Underfloor Heating.
- A fully automated rain water system collects rain water to be used in the toilet areas.
- Access Control Systems and full CCTV system monitor the Security and access automatically.
- The Emergency Lighting system is self monitoring / self diagnostic.
